I live in the Virginia Beach area and work as a Realtor.

My job consists of sharing the ins and outs of my area to help educate people on whether or not they want to move here.

There are dozens of blogs, and social posts talking about what a great area it was, but lacked any sort of application.

That’s when I decided to try out a lead magnet in the form of a vacation guide. A small one page pdf highlighting what folks might like to do if they were visiting the area and considering moving to the area.

I then created a Facebook group to funnel interested leads into (that way I could get their contact info and eventually send more helpful info their way).

After 1 year I generated 5,000 leads for $0 ad dollars and used this to propel my reach to another Facebook group with 45,000 other leads with similar destination interests.
